Time to Face Reality

Summary: Once we've gotten the ball rolling, it will be time for us to take an honest look at your home and property. Unfortunately, no matter how much you believe your home to be worth, many times the market believes otherwise. To convince the market that your home is the best out there and therefore deserving of a higher list price, we need to "clean it, fix it, or toss it" -- this needs to be your mantra in the days leading up to our putting your home on the market.
Detail: My experience has shown that the cleanest, least cluttered, and best presented home is the one that stands the best chance of selling for the list price and in the shortest amount of time. Drop by some open houses and you’ll see what I mean, e.g., what looks good and what doesn't?, does it need painting?, any smells or stains?, cluttered or spacious?, anything broken or not working properly?, how well does the plumbing work?, would you want to live there? I think you'll catch on quickly to what works and what doesn't in effectively presenting a home for sale.
To help you with this stage of the process, I offer all my sellers two options. Option 1 is to credit you at closing with a maximum $400.00 toward the cost of a professional cleaning of your home in preparation for putting it on the market. I’ll even schedule my personal cleaning crew if you’d prefer. Option 2 is to purchase a home warranty policy for your home that will transfer to the new owner, giving them peace of mind so that if any of the major appliances or systems break down during the first 12 months, the new owner should be able to have that appliance/system serviced or replaced at no more than $100 cost to them.
In addition, Long & Foster also offers a free "Home Service Connections” service to allow you to get a detailed description of companies’ rates and service plans for any fix-it job you might have that you can't/don't want to tackle yourself.
