Step 3 in Selling Your Northern Virginia Home or Washington, D.C. Home:
Setting the Price
Summary: I analyze and determine home values every day.As an expert in the field, I can help you determine exactly what your home is worth in the current market.
Detail: Before we set the sales price, I’ll run a comparative market analysis that will show the listing price of similar houses in the area as well as prices at which the houses actually sold.Additionally, the analysis will show us houses that are currently on the market and those that were on the market, but never sold. Thus, we'll have a good understanding of the general market conditions in your area.
Next, we'll revisit your goals in selling your home and the tradeoffs involved. If your goal is to get the maximum price, are you willing to have your home on the market for a longer period of time to try to achieve it? If your goal is to sell your house quickly, are you willing to sacrifice some potential profit to make the price as attractive as possible to potential buyers? Is your goal somewhere in between? Something else entirely? We'll talk through all your options.
Putting together market conditions with your goals, and considering the overall condition of your home, I can suggest to you a price range for your consideration. Remember that if we set the price too high, you won’t get any offers and your home will take longer to sell. The longer it sits on the market, the more prospective buyers will ask themselves “what’s wrong with it?” No matter how much you believe your house to be worth, in the end it is the market that will determine the actual value.
