There are a number of steps to selling any house, but experience has taught me that every home and its sale have unique characteristics. The following pages are not designed to be an exhaustive guide to selling your home. They are designed to give you an overview of the process, key concepts, and how I will serve you as my client.
Step 1: Get the Ball Rolling The first thing we'll do is meet to review your goals, timetable, the process, and my services and fees to you. I would also be glad to help you buy your next home, in which case using the same agent makes coordinating both transactions and the move so much easier.
Step 2: Time to Face Reality We'll take a look at your home and its general condition, noting the strong and weak points that a potential home buyer is likely to see and remember. I'll make suggestions of what you should and should not address in your repairs. Additionally, we'll discuss what the market's been like for homes that are similar to yours.
Step 3: Setting the Price Once we've reviewed your goals, the condition of your home, and the condition of the market, we'll have a much better idea of what's possible in terms of a list price for your home. Ultimately, it's your decision. My job is to advise and help you understand the impact of your choices.
Step 4: Ready, Set, Go! Based on all the work we've done so far in steps 1-3, I'll propose a marketing action plan to get your home sold in the shortest amount of time possible while giving you the best chance of getting you the price you want. [Read more detail.]
Step 5: Closing the Deal When offers are received on your home, I'll help you understand what each offer means to your bottom line. Once you've decided which to accept, I will work with you and the buyer's agent to ensure that everything goes smoothly from the date of contract acceptance to closing/settlement when you will actually sign over the home to the new owner.
