Renting a Home in Northern Virginia?

Summary: As a general rule, I only handle rentals in two cases: when the tenant or landlord is a past client or referred to me by past clients, or when a landlord needs a listing agent for a property in Arlington. If I have any rental listings currently available, they are listed at the bottom of this page. I restrict the scope of my rental work to ensure that I have enough time to devote to all my clients. Many tenants and landlords don't recognize that they can use the services of a real estate agent to help them with their rental transaction.
If you're a potential tenant, keep in mind that the rule of thumb for income qualification is that your gross income should be 40x the monthly rent. For example, the best way to qualify for a $1000/mo. rental would be to show you (and/or your roommate) gross at least $40,000/yr. If you have a pet, recognize that most landlords don't accept pets; for those that do, they will likely have limitations on number, size, and/or breed of animal (most likely dog or cat) and will require a separate pet deposit. And finally, recognize that group houses are often hard to find.
