Location of Clarendon: The neighborhood is bounded roughly by Clarendon Boulevard to the north and west, 10th Street to the south, and Courthouse Road to the east.
Snapshot of the Clarendon Real Estate Market (MLS listings only): As of July 19, 2008, over the past 30 days five homes sold, ranging from a 1 bed unit (Clarendon 1021 condo) for $405,000 to a 3 bed unit (Clarendon 1021 condo) for $680,000. Seven homes were under contract, ranging from a 1 bed unit (Clarendon 1021 condo) listed for $349,000 to a 5 bed bungalow listed for $735,000. On July 19, 2008, 27 homes were on the market, ranging from a 1 bed unit (The Phoenix condo) listed for $359,900 to a 5 bed arts & crafts style single family detached home listed for $1.599 million. Notes on Clarendon: Clarendon is one of the more popular areas of Arlington County. Clarendon was considered Arlington's downtown in the mid-1900's. Through the later half of the last century, the area went into a bit of a decline as new suburbs were being developed to the west of the Beltway. However, the most recent decade has seen a rebirth in Clarendon as a hip place to live with new and expanded residential and shopping opportunities.
With its own Metro stop, Clarendon is part of the Rosslyn-Ballston corridor of development. The area now has a number of restaurants and night life within easy walking distance of the Metro and neighborhood housing. It's also an area that has been experiencing urban renewal within the past five years with older buildings being razed for new retail and residential construction, especially along Wilson Boulevard. Of special note are the Whole Foods grocery store, the appearance of national chains like Pottery Barn, Crate & Barrell and The Cheescake Factory, without the loss of locally-owned shops.
Clarendon has its own active civic organization, the Clarendon Alliance. Established as a public-private partnership in 1986, the Alliance serves to "promote the health and vitality of Clarendon, Arlington's original downtown commercial district." Among other activities, the Alliance also puts together Clarendon Day every fall, billed as "Arlington's Biggest Party."
High-rise condos, townhomes, and single-family detached homes are all part of the neighborhood mix, with the condos being the newest additions. Condo buildings include Clarendon 1021, The Hartford, The Monroe, The Odyssey, The Phoenix, and The Residences at Station Square. Some single-family detached homes are either being remodeled or rebuilt, or razed completely to make way for new home construction. The townhouses just south of the Crate & Barrel are known as Clarendon Park.
