Location of Ballston: Ballston is located just north/northwest of the Ashton Heights neighborhood and west of the Clarendon neighborhood. Ballston is roughly bounded on the north by I-66, on the west by N. Glebe Road, on the south by Wilson Blvd., and on the east by Kirkwood Road.

Snapshot of the Ballston Real Estate Market (MLS listings only): As of July 17, 2008, over the past 30 days eighteen homes sold, ranging from an efficiency/studio for $294,000 (The Continental condo) to a 4 bed colonial style single family detached home for $910,000. Twenty-five homes were under contract, ranging from a 1 bed unit (Westview at Ballston) listed for $287,900 to a 4 bed colonial style townhouse (Courts of Ballston HOA) listed for $715,000. On July 17, 2008, 62 homes were on the market, ranging from an efficiency/studio listed for $249,000 (Hyde Park condo) to a 5 bed arts & crafts style single family detached home listed for $1.995 million. Notes on Ballston: Ballston has become one of the hottest neighborhoods in Arlington, in part perhaps because it was underdeveloped for so long, but that is coming to an end. Within the past five years Ballston has seen a notable increase in new construction of office buildings and condominiums, bringing in new customers for the restaurants and shops in the area. Ballston has an interesting past, including in the 1950s when the Ballston area was known as Parkington and gained national fame for being the first to have a parking garage for which people had to pay to park. Ballston retains some of this small town flavor today, but it's unclear how long the small strips of shops will survive in the face of continued development. The Ballston-Virginia Square Partnership works to improve the "urban village" of Ballston as does the Ballston-Virginia Square Civic Association.
Ballston's home inventory is dominated by high-rise condominiums, with some townhouses; single-family detached homes are a short walk away in bordering neighborhoods. New construction in Ballston is dominated by condominium projects; new construction of single-family homes is generally limited to re-habbing older homes or razing them completely and using the lot for a new home. A few condominiums of note include Alta Vista, Ballston 880, The Berkeley at Ballston, The Continental, EastView/WestView at Ballston Metro, Hyde Park, Lexington Square, and Tower Villas. Liberty Center and The Hawthorne are the newest condo buildings under construction. For seniors, Ballston has The Jefferson Residences located just a short walk from shops and amenities.
Ballston has its own mall, Ballston Commons, plus several major grocery stores like Giant on Monroe Street and Harris Teeter on Glebe Road. Plus, Ballston has Arlington's central library as well as satellite campuses of Marymount University and George Mason University. Ballston is well-served by Metrobus and has its own Metro subway station on the Orange Line. It's also very convenient to Rte. 66 to get into Washington, D.C. to the east or to western suburbs in Fairfax County. Ballston has a Farmers Market from June-October on Fridays, 11 a.m. - 3 p.m. at North Stuart and 9th Streets.
