Since 2003, I have sold just over $15 million in residential real estate in Arlington with an average sales price of approx. $416,000.  I have lived in Arlington since 1997. I have listed Arlington homes for sale and helped clients buy Arlington homes.  My office is located in the Arlington neighborhood of Shirlington.  I get the most requests for information about the neighborhoods of Clarendon, Courthouse, Ballston, and Shirlington.

Arlington Home Sales:
For homes sold in June 2008, the average sold price for a single family detached home was $745,105 (down 10% from June 2007); the average sold price for a townhouse was $531,745 (down 24% from June 2007); the average sold price for a condominium or co-op was $349,982 (down 6% from June 2007).

Arlington's close-in location in the Washington, D.C. metropolitan area, its ease of access to the city, and its highly skilled labor force have attracted an increasingly varied residential and business mix. This has translated into a high demand for housing throughout the County regardless of housing type and often with little regard to price. Arlington, the smallest self-governing county within the continental USA, has no incorporated areas within its boundaries. Arlington's 26 square miles are bordered on the east by the Potomac River across from Washington, D.C., on the south by the city of Alexandria, by Fairfax County and the city of Falls Church on the west, and by Fairfax County on the west and north.  

Originally part of the ten-mile square surveyed for the national capital, the portion on the west bank of the Potomac was returned to the Commonwealth of Virginia by the U.S. Congress in 1846, following a referendum on the subject by the residents. The area was known as Alexandria County until 1920 when the county decided to rename itself Arlington County after Arlington House, the home of U.S. Civil War general Robert E. Lee. Arlington House still stands and can be visited on the grounds of what is now Arlington National Cemetery.

When speaking of Arlington locations today, most people speak about north Arlington or south Arlington, the dividing line of which is roughly Rte. 50/Arlington Boulevard.  Some of the more popular/well-known Arlington neighborhoods and communities include Ashton Heights, Ballston, Clarendon, Crystal City, Lyon Park, Lyon Village, the neighborhoods of north Arlington, Pentagon City, Rosslyn, and Shirlington.  To search for any home in Arlington listed for sale with any real estate broker, use my portal to the region's multiple listing service; no other website offers you more up-to-date information.

Arlington has a varied offering of housing options, ranging from brand new high-rise construction (9-12 floors) to 1920's bungalows to 1960's townhouses and almost every combination in between.  The county has tried to focus its high-density commercial and residential development around Metro subway stations in the Rosslyn-Ballston corridor along Metro's Orange Line, and around the Jefferson Davis Highway corridor along Metro's Blue and Yellow Lines. Lower density development is spread throughout the remainder of the county.

The majority of Arlington jobs are in the service (44%) and government (28%) sector. Almost two-thirds of all Arlington jobs are located either in the Rosslyn-Ballston or the Jefferson Davis Highway corridors. By 2030, it is estimated that Arlington will be home to over 275,000 jobs. Arlington's tax base is approximately evenly divided between commercial and residential properties, enabling the County to maintain one of the lowest tax rates in the Washington region.

According to the 2000 U.S. Census, Arlington's almost 200,000 current residents are racially, ethnically, and culturally diverse, as well as some of the nation's most educated with over 60% of adults age 25 and older having a bachelor's degree or higher. Arlington is also among the most densely populated U.S. jurisdictions with approximately 7,700 persons per square mile. Residents are also actively involved in the community; there are over 50 civic associations, dozens of citizen boards and commissions, and over 100 community service organizations in Arlington.
